For affordable housing developments—where rents are capped and operating margins are intentionally thin—these debt costs can consume a disproportionate share of project cash flow.

$100,000 Fundraising Goal: 3129 Fenton Avenue, Bronx, New York 10469
The Affordable Housing Campaign Fund, LLC has selected 3129 Fenton Avenue, Bronx, New York 10469 as its first development project.
Over the next six (6) months, the Affordable Housing Campaign Fund, LLC plans to raise $100,000 to finance the legal conversion of 3129 Fenton Avenue, Bronx, New York 10469 from a one-family residence into a two-family home, including the issuance of a new Certificate of Occupancy from the New York City Department of Buildings.
Currently, the first-floor unit is leased to a family utilizing Section 8, formally known as the Housing Choice Voucher Program, consisting of a parent and several children residing in a four-bedroom apartment.
The plan is to renovate the basement space into a one-bedroom apartment, with fully independent infrastructure for each unit, including separate electric and gas meters, water meters, and dedicated service lines.
These improvements are designed to ensure long-term compliance with building codes and to support safe, sustainable occupancy.
The $100,000 in capital will be used to retain a qualified team of professionals—an architect, engineer, plumber, electrician, expeditor, and contractor—to prepare plans, manage filings, and secure all required approvals from the New York City Department of Buildings and other relevant agencies.
Upon completion, the newly created apartment will be leased to a family utilizing a government-sponsored affordable housing voucher, such as Section 8 (Housing Choice Voucher Program), directly expanding access to safe, stable, and code-compliant housing for families most in need.
